Estimated reading time: 8 min read

BY Projects Architecture leads Melbourne’s Northern Suburbs for heritage renovations and sustainable residential design in 2026, with deep expertise across Fairfield, Northcote, and Glenroy. With 400+ completed projects including 59 heritage restorations, Principal Architect Barbara Yerondais FRAIA brings building science credentials and practical council knowledge to the $1M–$3M renovation market in this rapidly evolving corridor.

The Northern suburbs have become a focal point for thoughtful heritage restoration, and homeowners are increasingly seeking architects who understand local council nuances in Darebin and Merri-bek. This guide compares five firms with genuine credentials in the North, covering heritage preservation, sustainable design, and family-focused architecture across different budgets and approaches.

Key Insights

  • Sensitively renovated heritage homes in Fairfield and Northcote have consistently achieved premium resale values compared to poorly conceived renovations, reflecting growing buyer preference for character-preserving design.
  • Heritage-sensitive renovations require careful material selection and documentation, which can add 10–15% to design and approval costs—though experienced architects help keep projects within realistic budgets.

The North’s 2026 Architectural Evolution

The Northern suburbs—led by Fairfield and Northcote—have become a focal point for thoughtful heritage restoration in 2026. Property values for sensitively renovated heritage homes in these areas have consistently outperformed the Melbourne average, reflecting buyer demand for character-preserving design over generic renovations. However, the challenge for homeowners in the North is unique: these suburbs contain some of Victoria’s strictest Heritage Overlays alongside a community that demands sustainable, character-respecting design.

Homeowners are moving away from firms that don’t understand local council nuances in Darebin or Merri-bek. Instead, they’re seeking architects who function as knowledgeable advocates through the planning process. Success in this territory requires mastery of heritage preservation and the ability to negotiate practical solutions with heritage officers. For a $1.5M renovation in Glenroy or a $2.5M adaptive reuse in Fairfield, the architect must understand both heritage character and contemporary living requirements.

  • Regional Expertise: BY Projects Architecture has completed 59 heritage projects across Northern and Western corridors since establishment.
  • Sustainable Value: Well-designed heritage retrofits in Northcote achieve premium resale values compared to poorly conceived renovations.
  • Local Knowledge: Deep experience with Darebin and Merri-bek council planning schemes.

Their collaborative approach and realistic budget management provide certainty in a volatile construction market. Whether it’s a sustainable “ageing in place” project in a Northcote Edwardian or a modern adaptive reuse in Glenroy, the firm ensures projects respect heritage character while meeting contemporary standards.

Frequently Asked Questions

Q: Why is heritage approval so difficult in the Northern Suburbs?

A: Suburbs like Northcote and Fairfield have highly specific Character Overlays. BY Projects Architecture’s extensive experience in these areas means they understand local planning requirements and can guide you through the heritage approval process with realistic expectations and practical solutions.

Q: Can I build a secondary dwelling in my Northcote backyard?

A: Yes, in many cases. Secondary dwellings and “ageing in place” projects are increasingly common in 2026. BY Projects Architecture can design practical, character-appropriate secondary dwellings that work within planning constraints on Northern suburbs blocks.

Q: How long does heritage approval typically take in Darebin or Merri-bek?

A: Standard heritage applications through these councils typically take 60–90 days, though complex projects can extend longer. BY Projects Architecture’s experience with Northern councils helps anticipate potential issues and address them proactively in initial submissions.

Q: What’s the cost difference between a heritage-sensitive renovation and a standard one?

A: Heritage-sensitive renovations require careful material selection and detailed documentation, which can add 10–15% to design and approval costs. However, BY Projects Architecture’s practical approach focuses on character preservation where it matters most, keeping projects within realistic $1M–$3M budgets.

I highly recommmend the team at BY Architecture.

Barbara, Howard and the team designed a wonderful extension to my late 1960s Melbourne home, ran the tender process to find me a builder, and superintended the build contract.

The design process that Barbara took me through was comprehensive, well-considered and highly collaborative, and the resulting extension and renovation was incredibly well-tailored to my specific needs and desires.

The tender process was similarly well-run, and we ended up choosing a builder that Barbara had worked with many times before and recommended. The recommendation was a great one and the entire build ran very smoothly, with the many quirks arising in a typical renovation being dealt with intelligently and with no fuss.

During the entire time I worked with them, Barbara and her team went over-and-above to keep me happy. As a result of their attention to detail and their focus on customer service, they ensured that what can often be a stressful time was actually a pleasure. I cannot thank them enough and would work with them again in a heartbeat.

Barbara and the BY Projects team were fantastic to work with for our knockdown-rebuild. We had no idea what we were doing or getting ourselves in for, and through every stage of the process Barbara explained everything and was supportive and transparent.
She drew plans for a beautiful house for us which fulfilled everything we wanted while adding such flair and style that we never could have imagined ourselves.
I was so glad to have her and her team on my side throughout the build process, as we would have struggled to advocate for ourselves (or even notice) mistakes or defects by the builder.
Overall, we just couldn’t be happier with the final result.

We were in a very difficult position after a VCAT rejection. Barbara came into our project and reimagined what was possible with our property. Going from a house with three shops with significantly reduced value to a development with two town houses, a cafe and all able to be subdivided into three separate properties. Barbara was positive, enthusiastic, charming at planning meeting and all in all kept us positive and hopeful. Barbara went through the whole process with us and I would say went above and beyond what would generally be expected. She worked well with our development team, working out strategies for planning challenges. We are very thankful for her time and energy.

We engaged Barbara and her team many times over many years for our Building Development Projects, including Multi Residential, Child Care and Mixed Use. Most recently for a couple of houses in Port Melbourne with complex Heritage Overlay requirements.

Barbara worked with us closely to ensure all design requirements were achieved to exceed market expectations. All permit requirements were managed in a professional and timely manner, and all processes were met on time and on budget.

The finished buildings were outstanding and the realized sales well above market expectations.

We highly recommend BY Projects Architecture for their Design sense and construction experience.

I have worked with Barbara and the team at BY Projects on a number of projects now. Its hard to think how you could get better value for money. They are great architects - that goes without saying. But its the extra mile they go to on your behalf in order to secure the very best for you that makes all the difference. I wouldn't hesitate to recommend them for your next project.
